Settled backfill and expansive clay
Most of Windsor’s housing is young, which means the original backfill around the foundation is still settling. We routinely find grading that has sunk into a slope toward the house, and on this soil that matters more than it would elsewhere. The Colorado Geological Survey describes the Front Range’s expansive clay and bentonite as able to swell up to 20 percent by volume when wet and push with up to 30,000 pounds per square foot. A well sitting in a bowl of settled, wet clay is a well that heaves and floods.
