Egress Window Installation in Berthoud, CO

Berthoud sits across the Larimer and Weld county line, and it has grown fast: the Census Bureau base was 10,335 people in April 2020 and the estimate reached 13,648 by July 2024, roughly a third more town in four years. Inside town limits the Town of Berthoud permits the work and SAFEbuilt inspects it; outside, one of two counties does. Berthoud’s permit office and the 2024 codes

The Town of Berthoud has adopted the 2024 I-Codes, and its amendment ordinance adopts the International Residential Code, 2024 Edition, as the town’s residential building code, alongside the 2024 IBC and IECC and the 2023 NEC. Permits go through the town’s CommunityCore portal, and SAFEbuilt completes building inspections for the Town of Berthoud. For egress that means the IRC Section R310 numbers, renumbered R319 in the 2024 edition: 5.7 square feet net clear, 5.0 for a below-grade opening, 24 inches of height, 20 inches of width, a sill within 44 inches, a 9 square foot well with 36 inches of projection and width, and a ladder or steps once the well is deeper than 44 inches.

An address outside town limits permits through the county, and the two counties are on different schedules: Larimer County’s 2024 codes took effect January 1, 2026, with residential permits submitted on paper and a 30 inch frost depth countywide; Weld County’s 2024 codes take effect June 15, 2026. The Berthoud basement, specifically

A town that added a third to its population in four years has two housing populations that share almost nothing. The new subdivisions are poured foundations with an unfinished basement and one escape opening where the plan required it; finishing that basement into bedrooms means each sleeping room needs its own compliant opening, and the full install is priced per opening, with the second in the same mobilization costing meaningfully less than the first. New poured walls are the most predictable version of this work: modern concrete, a foundation drain to tie the well drainage into, and open lots that give the excavator clean access. The Colorado engineer’s letter we carry on every foundation opening, $300 to $700 at cost, is routine on a wall like that and is the document an inspector asks for first on an older one.

Clay, grade, and the well

The Colorado Geological Survey describes the Front Range’s expansive clay and bentonite as able to swell up to 20 percent by volume when wet and push with up to 30,000 pounds per square foot, and says heaving bedrock is responsible for tens of millions of dollars of damage along the Front Range piedmont. Young subdivisions add settled backfill on top of that, so we routinely find grading that has sunk toward the house. Every well we install or service in Berthoud gets the grade checked and corrected, a gravel column underneath, an outlet to the foundation drain where one exists, and backfill sloped away from the wall. Radon and the finished basement

Both Larimer and Weld counties are EPA radon Zone 1, and the state health department says about half of Colorado homes test above the 4 pCi/L action level. Most Berthoud basement finishes now include a mitigation system. Egress and mitigation do not conflict; sequence both before drywall, and cut the openings first because it is the messiest step.

Season

Excavation follows the Fort Collins calendar: the NOAA normals for the CSU campus station put the median last spring freeze on May 1 and the median first fall freeze on October 6, with about 56 inches of snow a year, so digging runs roughly April through mid-November. Winter is for measuring, engineering, and permits, and for basement window replacement in an existing opening, which is interior work and runs year-round.
